Preparation Checklist – Rockhouse Agency LLC
To ensure the highest quality representation of your listing, the property must be fully prepared and photo-ready at the scheduled appointment time.
I deliver one version of the services booked — no revisions or second versions are provided unless requested in writing and paid for. This applies to both photography and videography sessions.
Exterior

Remove all debris, clutter, and personal items from the yard, driveway, and visible areas.

Hide trash bins, hoses, and tidy landscaping (trim bushes, add mulch if needed).

Clean both the interior and exterior of windows.

Consider adding welcoming touches such as a clean doormat or potted plants.
Interior – General
-
Thoroughly clean the home (vacuum, mop, dust).

Replace any burned-out bulbs and ensure consistent lighting.

Open all blinds/window treatments for natural light.
-
Hide all visible cords and turn off TVs, computer screens, and ceiling fans.

Set a comfortable indoor temperature.
Kitchen

Completely clear countertops, leaving only one small appliance (e.g., coffee maker).

Clean and clear the exterior of the refrigerator and hide trash cans.

Ensure the sink is empty and clean.
Living Areas
-
Straighten couch pillows and cushions.
-
Declutter shelves while keeping a neat, staged look.

Remove personal photographs or replace with neutral art.
Bedrooms

Make all beds with clean, neutral bedding.

Store shoes, jackets, and personal items out of sight.
Bathrooms

Clear countertops of all personal items.
-
Close toilet lids.
-
Use clean towels and ensure mirrors are streak-free.
Pets
-
Remove all pet items (bowls, beds, toys) from visible areas.
Day of the Shoot

The property must be in a fully prepared state upon arrival.

I do not move furniture, make beds, clean, declutter, stage, or rearrange items.

I will photograph the property as-is in its present condition EVEN if it is not ready at the scheduled start time.

Staging, decluttering, cleaning, and any other preparation tasks must be completed before the appointment.

For video sessions that include agent or on-camera talent, all scripts, talking points, and wardrobe changes must be finalized before the scheduled start time.
Timeliness & On-Site Delays

Sessions begin at the scheduled appointment time.

If the property is not ready, I will proceed with photographing it as-is.

If you request that I wait while the property is prepared, an on-site delay fee of $50 per 15 minutes (billed in 15-minute increments) will be applied.

If my schedule does not allow for waiting, I will photograph the property as-is or, if necessary, reschedule — subject to the Second Trip Fee stated in my Terms & Conditions.
Access to Property

If I am unable to access the property within 15 minutes of the scheduled start time due to lockbox issues, no key, or no one present to grant access, the session will be rescheduled and the Second Trip Fee will apply.
Weather Conditions

Weather will not delay the scheduled start time unless agreed upon in writing prior to the appointment.

If the client requests a delay due to weather on-site, the On-Site Delay Fee will apply.
