Real Estate Photography and videography Preparation Checklist

To ensure the highest quality representation of your listing, it is crucial that the property is well-prepared for the photography session. I do not do any revisions to photos or videos delivered. I deliver one version of the services booked. This also applies to videography sessions. Please note that the following are your responsibilities as I do not perform these tasks:

  • Exterior:

    • Remove any debris, clutter, and personal items from the yard and driveway.

    • Hide trash bins, hoses, and ensure landscaping is tidy (trim bushes, add fresh mulch if needed).

    • Clean both the interior and exterior of windows for a clearer view.

    • Enhance the front door area with a new doormat or potted plants for a welcoming touch.

  • Interior General:

    • The house should be thoroughly cleaned (vacuumed, mopped, dusted).

    • Replace any burned-out light bulbs for consistent lighting and turn off overly warm/yellow lights.

    • Open all blinds/window treatments to maximize natural light.

    • Ensure all visible cords are tucked away, and all ceiling fans and screens (TVs/computers) are turned off.

    • Set a comfortable indoor temperature.

  • Kitchen:

    • Clear countertops completely, leaving out at most one small appliance (like a coffee maker).

    • Clean and clear the exterior of the refrigerator and hide garbage cans.

    • Ensure the sink is empty and clean.

  • Living Areas:

    • Straighten any couch pillows and cushions.

    • Lightly declutter bookshelves to appear organized yet lived-in.

    • Remove personal photographs or replace them with neutral artwork.

  • Bedrooms:

    • Make all beds with neutral, well-pressed bedding.

    • Store shoes and jackets out of sight, and consider partially opening closet doors to show space.

  • Bathrooms:

    • Clear countertops, close toilet lids, and remove personal items.

    • Use fresh towels and ensure mirrors are streak-free.

  • Pets:

    • Temporarily remove pet items like bowls, beds, and toys.

Day of the Shoot:

  • Ensure all areas of the house are accessible.

  • Do a final walk-through to check if all preparations are complete.

  • I will notify you of the estimated duration of the session.

Additional Information:

  • I do not engage in moving/rearranging furniture, making beds, cleaning, decluttering, or photoshopping cords, powerlines, dead grass, wall pictures etc… or imperfections in the property unless it’s my equipment or personal/business belongings. I will photograph it as-is.

  • I will not engage in assisting the seller or agent in decluttering, cleaning, moving stuff around or in and out of the bedrooms, boxes, etc. The property must be ready to photograph. I will photograph it as-is.

  • A reminder will be sent a day before the shoot.

  • A printable format of this checklist will be provided for your convenience.
